What commercial projects need certification
Any commercial structure in a designated catastrophe area — new build, re-roof, expansion, or major remodel — is in scope of the TDI windstorm inspection program. Typical projects we certify include strip centers and retail buildings, warehouses and distribution buildings, industrial and manufacturing facilities, offices, hotels, and multifamily residential. If the property needs TWIA windstorm coverage at any point, it needs the certificate.
Our commercial services
We support commercial projects at every stage:
- Plan review before construction — confirming the design documents satisfy TDI windstorm building standards before problems get built.
- Staged WPI-8 inspections during construction — foundations, framing, connections, roofing, opening protection — with WPI-2 reports filed at each stage.
- Structural evaluations for completed or unpermitted work, including testing and engineering analysis on the WPI-8E path.
- Remediation plans when evaluations find deficiencies — a defined correction scope your contractor can bid and execute.
- Multi-site and phased programs for GCs and developers certifying several properties on one schedule.
Commercial pricing
Commercial certification carries higher base rates than residential because the structures are larger and the standards more demanding. Current commercial rates: re-roofing from $800 plus $0.20/sq ft; small detached structures from $500 plus $0.20/sq ft; small attached exterior projects from $800; major remodeling from $1,200 plus $0.20/sq ft; new construction from $1,200 plus $0.20/sq ft. Rush service (5 days to TDI submission) adds a flat $500; completed-construction surcharges run $400–$1,000.
